What is a garage conversion?
A garage conversion turns an attached, integral or detached garage into a habitable room by infilling the door opening, insulating the floor, walls and roof, and adding windows, heating and power. It is one of the quickest and cheapest ways to add a room.

Most integral garages already have the walls and roof; what they need is a new insulated floor, an infilled front wall with a window, and heating. We check whether your permitted development rights are intact, handle building control and finish the room ready to use.

Does a garage conversion need planning permission?
England
An internal garage conversion is usually permitted development in England unless the house is listed, an Article 4 direction applies, or it is on an estate where the planning permission removed permitted development rights. We check the original permission for your house.
Wales
In Wales, converting an attached garage usually does not need planning permission unless rights have been removed by condition or the building is listed.
Scotland
In Scotland, converting a garage may not need planning permission if the outside barely changes, but a building warrant is needed before work starts.
Northern Ireland
In Northern Ireland, garage conversions often do not need planning permission if the external changes are minor; building control approval is needed.
What about building regulations?
Building regulations approval is needed because the garage becomes a habitable room: insulation, ventilation, fire safety, damp-proofing and an escape window if it is a bedroom.
What should I think about before starting?
- Some new-build estates have a planning condition keeping garages for parking.
- The garage floor is often lower than the house and needs raising.
- A bedroom needs an escape window or a protected route out.
- Losing a parking space can matter on streets with permit parking.
How does the project run?
- Tell us about the project. Call, use the guide price tool or send the form with a few photos and a postcode.
- Free site visit. We measure up, look at access, drains and the structure, and talk through options and budget.
- Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
- Build and hand over. Our teams build to the programme, building control inspects, and you get the completion paperwork at the end.
