Homes in the East of England

Housing in the East of England ranges from post-war estates and modern developments to timber-framed and period homes in historic towns, so permitted development checks and conservation controls both feature regularly.

What does a garage conversion involve?

Most integral garages already have the walls and roof; what they need is a new insulated floor, an infilled front wall with a window, and heating. We check whether your permitted development rights are intact, handle building control and finish the room ready to use.

  • Insulated floor, walls and ceiling
  • Heating, electrics and data points
  • Plastering, skirting and decoration-ready finish

How much should I budget for a garage conversion?

Use these ranges to budget for garage conversions; the survey turns them into a fixed price for the agreed specification.

Single integral garage£12,000 to £17,000
Single attached garage£12,000 to £24,000
Single detached garage£18,000 to £30,000

What approvals does a garage conversion need in England?

Projects in England go through two separate checks. Planning (or confirmation that the work is permitted development) comes from the district, borough or unitary council, and building regulations approval comes from the council’s building control team or a registered building control approver. Where work touches a shared wall or digs near a neighbour’s foundations, the Party Wall etc. Act 1996 applies.

An internal garage conversion is usually permitted development in England unless the house is listed, an Article 4 direction applies, or it is on an estate where the planning permission removed permitted development rights.

What should I think about before starting?

  • Some new-build estates have a planning condition keeping garages for parking.
  • The garage floor is often lower than the house and needs raising.

How does the project run?

  1. Tell us about the project. Call, use the guide price tool or send the form with a few photos and a postcode.
  2. We visit and measure. A surveyor checks the house, the boundaries and the ground, and discusses what is realistic.
  3. Drawings, approvals, written quote. We prepare the design, apply for the approvals it needs, and give you a fixed price in writing.
  4. Construction and completion. One site lead co-ordinates every trade through to the building control certificate.
