Garden annexes in March

Homeowners in March can get garden annexes from one company: the design, the paperwork and the building work sit with us rather than with three separate firms.

Homes in the East of England

Housing in the East of England ranges from post-war estates and modern developments to timber-framed and period homes in historic towns, so permitted development checks and conservation controls both feature regularly.

What is a garden annexe?

A garden annexe is a separate single-storey building in the grounds of a house with its own bedroom, bathroom and kitchenette, used by family members as part of the main household. Unlike a garden office, an annexe that people sleep in normally needs planning permission and full building regulations approval.

  • Design and planning application
  • Brick, block or timber-frame structure
  • Kitchenette and shower room

What will a garden annexe cost?

What garden annexes typically cost. These are guide ranges; the written quote for your house replaces them.

Planning and building rules in March

Projects in England go through two separate checks. Planning (or confirmation that the work is permitted development) comes from the district, borough or unitary council, and building regulations approval comes from the council’s building control team or a registered building control approver. Where work touches a shared wall or digs near a neighbour’s foundations, the Party Wall etc. Act 1996 applies.

A self-contained annexe used for sleeping and living normally needs planning permission in England. Permitted development for outbuildings does not cover living accommodation.

What can change the price or programme?

  • Drainage may need a pump if the garden falls away from the sewer.
  • Council tax treatment depends on who lives there; check with your council.

From first call to completion

  1. Send us the details. Give us a postcode, a rough idea of size and some photos, by phone, form or the guide price tool.
  2. Survey at your house. We look at the existing structure, services and access, and agree what the design needs to achieve.
  3. Price and paperwork. The design is priced line by line, and we submit the planning and building control applications.
  4. Build and hand over. Our teams build to the programme, building control inspects, and you get the completion paperwork at the end.

Garden annexes: common questions

Do I need planning permission for a garden annexe?

Usually yes, because people will sleep in it. Outbuilding permitted development does not cover living accommodation.

Can you make it wheelchair accessible?

Yes. Level access, wider doors and a level-access shower can be designed in from the start.

Who deals with the council for a project in March?

We do. We prepare the drawings, submit planning or permitted development paperwork if needed, and arrange building control inspections.
