Covering Blackpool
We work in Blackpool (FY1) and the places around it, including Thornton-Cleveleys, Lytham St Annes and Fleetwood.
Homes in the North West
Terraced housing is a defining feature of many North West towns, which brings party walls and narrow access into most projects, with more space to extend on suburban semis.
What do you get with a house renovation?
We survey the house to find what really needs doing, from damp and roof condition to wiring age, then programme the work so the messy trades (structure, first-fix, plaster) happen before the finishing trades. A single contract avoids the gaps that appear when separate trades are booked independently.
- Rewiring, heating and plumbing
- Plastering, joinery, kitchen and bathrooms
- Decoration and flooring if required
How much should I budget for a house renovation?
Guide prices for house renovations, including VAT where it applies. Your fixed price is confirmed in writing after the survey.
| House renovations | Guide price incl. VAT |
|---|---|
| Light refurbishment | £600 to £1,000 per m² |
| Full renovation | £1,000 to £1,800 per m² |
| Structural renovation and remodel | £1,800 to £2,800 per m² |
Planning and building rules in Blackpool
Projects in England go through two separate checks. Planning (or confirmation that the work is permitted development) comes from the district, borough or unitary council, and building regulations approval comes from the council’s building control team or a registered building control approver. Where work touches a shared wall or digs near a neighbour’s foundations, the Party Wall etc. Act 1996 applies.
Internal work like this does not usually need planning permission unless the house is listed or your permitted development rights have been removed.
What should I think about before starting?
- Houses empty for two years or more can qualify for the reduced 5% VAT rate on renovation.
- Living in during a full renovation is difficult; most people move out for part of it.
What are the steps?
- Start with a conversation. A short call or the online form is enough for us to understand what you want to build.
- Free site visit. We measure up, look at access, drains and the structure, and talk through options and budget.
- Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
- We build it. Work follows an agreed programme, with inspections at each stage and a final sign-off.
House renovations: common questions
Can we live in the house during a renovation?
For a light refurbishment, often yes. For a full or structural renovation, most people move out for at least part of the work.
Is reduced VAT available?
If the house has been empty for two years or more, renovation work by a VAT-registered contractor can qualify for 5% VAT.
Can you visit a house in Blackpool to quote?
Yes. After a short call we arrange a site visit to measure up and agree what the design needs to do, then send a written price.
