Homes in the East of England
Housing in the East of England ranges from post-war estates and modern developments to timber-framed and period homes in historic towns, so permitted development checks and conservation controls both feature regularly.
What does a house renovation involve?
We survey the house to find what really needs doing, from damp and roof condition to wiring age, then programme the work so the messy trades (structure, first-fix, plaster) happen before the finishing trades. A single contract avoids the gaps that appear when separate trades are booked independently.
- Condition survey and scope of works
- Strip-out and structural repairs
- Plastering, joinery, kitchen and bathrooms
How much does a house renovation cost in Cambridgeshire?
Guide prices for house renovations, including VAT where it applies. Your fixed price is confirmed in writing after the survey.
| House renovations | Guide price incl. VAT |
|---|---|
| Light refurbishment | £600 to £1,000 per m² |
| Full renovation | £1,000 to £1,800 per m² |

Do you need permission for a house renovation in Cambridgeshire?
English projects need planning clearance from the local council, building regulations sign-off from building control, and party wall notices where the work is on or near a shared boundary. We prepare and manage all three.
Internal work like this does not usually need planning permission unless the house is listed or your permitted development rights have been removed. It does need building regulations approval because it affects the structure.
What can change the price or programme?
- Houses empty for two years or more can qualify for the reduced 5% VAT rate on renovation.
- Older houses can hide timber decay and damp, so we allow a contingency.
What are the steps?
- Send us the details. Give us a postcode, a rough idea of size and some photos, by phone, form or the guide price tool.
- Survey at your house. We look at the existing structure, services and access, and agree what the design needs to achieve.
- Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
- We build it. Work follows an agreed programme, with inspections at each stage and a final sign-off.
