Homes in Dundee and Angus
Scottish homes range from city tenements and sandstone terraces to bungalows and modern estates, and the building warrant process shapes the programme for every project.
What do you get with a house renovation?
A house renovation brings an older or neglected home up to modern standards: rewiring, new heating, replastering, new kitchen and bathrooms, windows, insulation and often a new layout. It can be done room by room or as one programme while the house is empty.
- Building warrant application and completion certificate
- Condition survey and scope of works
- Insulation and energy upgrades
What will a house renovation cost?
Guide prices for house renovations, including VAT where it applies. Your fixed price is confirmed in writing after the survey.
| House renovations | Guide price incl. VAT |
|---|---|
| Light refurbishment | £600 to £1,000 per m² |
| Full renovation | £1,000 to £1,800 per m² |
| Structural renovation and remodel | £1,800 to £2,800 per m² |
How is a house renovation approved in Dundee and Angus?
Projects in Scotland need a building warrant from the council before any building work starts, and a completion certificate once it is finished. Planning permission is a separate decision. The Party Wall etc. Act does not apply in Scotland; shared walls are governed by title deeds and the law of the tenement where relevant.
Internal alterations rarely need planning permission in Scotland, but structural work needs a building warrant before it starts.
What can change the price or programme?
- Houses empty for two years or more can qualify for the reduced 5% VAT rate on renovation.
- Living in during a full renovation is difficult; most people move out for part of it.
From first call to completion
- Start with a conversation. A short call or the online form is enough for us to understand what you want to build.
- We visit and measure. A surveyor checks the house, the boundaries and the ground, and discusses what is realistic.
- Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
- We build it. Work follows an agreed programme, with inspections at each stage and a final sign-off.
