Kitchen extensions in Armagh

Homeowners in Armagh can get kitchen extensions from one company: the design, the paperwork and the building work sit with us rather than with three separate firms.

Covering Armagh

We work in Armagh (BT60, BT61) and the places around it, including Keady, Portadown and Dungannon.

Homes in County Armagh

Across Northern Ireland you find city terraces, suburban semis and rural bungalows and farmhouses, so the right approach depends on the plot and the planning history.

What do you get with a kitchen extension?

We design the room and the kitchen together, so the island, sink and appliances line up with the structure rather than fighting it. You can use your own kitchen supplier or have us supply and fit one. Either way we co-ordinate the trades so the room is finished in one sequence.

  • Planning and building control applications to the council
  • Planning or permitted development check
  • Drainage, gas and electrics planned to the kitchen layout

What will a kitchen extension cost?

Guide prices for kitchen extensions, including VAT where it applies. Your fixed price is confirmed in writing after the survey.

Do you need permission for a kitchen extension in Armagh?

Projects in Northern Ireland need planning clearance from one of the eleven councils and building control approval, also from the council. The Party Wall etc. Act does not extend to Northern Ireland, so work near neighbours is agreed directly and documented carefully.

In Northern Ireland permitted development is set by the Planning (General Permitted Development) Order (Northern Ireland) 2015, and small single-storey rear extensions can often go ahead without an application.

What can affect a kitchen extension?

  • Islands with sinks or hobs need drainage and power routed in the slab.
  • Extraction to the outside must be planned before the walls go up.

How does the project run?

  1. Send us the details. Give us a postcode, a rough idea of size and some photos, by phone, form or the guide price tool.
  2. Survey at your house. We look at the existing structure, services and access, and agree what the design needs to achieve.
  3. Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
  4. Construction and completion. One site lead co-ordinates every trade through to the building control certificate.

Questions about a kitchen extension in Armagh

How long will we be without a kitchen?

Usually only the final few weeks, when the old kitchen comes out and the wall is opened. We can help set up a temporary kitchen.

Is underfloor heating worth it?

In large open-plan rooms with big glazed doors it frees up wall space and heats evenly. We include it as an option.

Who deals with the council for a project in Armagh?

We do. We prepare the drawings, submit planning or permitted development paperwork if needed, and arrange building control inspections.
