Homes in Ayrshire
Housing in Scotland includes tenements in the cities, sandstone villas, inter-war and post-war semis and a large number of bungalows, which often suit dormer and upward extensions.
What does a kitchen extension involve?
A kitchen extension is a single-storey extension designed around a new kitchen, usually creating an open-plan kitchen, dining and family space that opens onto the garden. Planning the kitchen layout at the same time as the building means the drains, steels, windows and power end up where the kitchen needs them.
- Combined building and kitchen layout design
- Planning or permitted development check
- Steelwork, roof, glazing and insulation
How much should I budget for a kitchen extension?
Guide prices for kitchen extensions, including VAT where it applies. Your fixed price is confirmed in writing after the survey.
| Kitchen extensions | Guide price incl. VAT |
|---|---|
| Extension build | £2,600 to £4,000 per m² |
| Kitchen supply and fit, mid-range | £10,000 to £20,000 |
| Kitchen supply and fit, high-end | £20,000 to £40,000 |
What approvals does a kitchen extension need in Scotland?
In Scotland the key step is the building warrant, which must be granted before work begins. Planning permission is decided separately by the council, and work on shared walls is handled under your title deeds rather than a party wall act.
Scotland has its own householder permitted development rules, and small single-storey rear extensions are often covered. Whatever the planning position, you need a building warrant from the council before any building work starts, and a completion certificate at the end.
What should I think about before starting?
- Islands with sinks or hobs need drainage and power routed in the slab.
- Worktops are templated after the units are fitted, adding a short gap before completion.
How does the project run?
- Start with a conversation. A short call or the online form is enough for us to understand what you want to build.
- We visit and measure. A surveyor checks the house, the boundaries and the ground, and discusses what is realistic.
- Price and paperwork. The design is priced line by line, and we submit the planning and building control applications.
- We build it. Work follows an agreed programme, with inspections at each stage and a final sign-off.
Kitchen extensions: common questions
Can I use my own kitchen company?
Yes. We work to their drawings and co-ordinate delivery and fitting dates.
How long will we be without a kitchen?
Usually only the final few weeks, when the old kitchen comes out and the wall is opened. We can help set up a temporary kitchen.
Do you work in Ayrshire?
Yes. Ayrshire is within our coverage for kitchen extensions, along with nearby Kilmarnock and Ayr.
