Covering Bodmin

We work in Bodmin (PL31) and the places around it, including St Austell, Launceston and Truro.

Projects in Cornwall are taken on by arrangement, and any travel and accommodation costs for the team are shown openly in the quote.

Homes in the South West

In the South West, matching local stone, render or slate is often the main design question, and conservation areas and listed buildings are common in historic towns.

What is a kitchen extension?

We design the room and the kitchen together, so the island, sink and appliances line up with the structure rather than fighting it. You can use your own kitchen supplier or have us supply and fit one. Either way we co-ordinate the trades so the room is finished in one sequence.

  • Planning or permitted development check
  • Drainage, gas and electrics planned to the kitchen layout
  • Tiling, flooring and decoration-ready finish

Planning and building rules in Bodmin

Projects in England go through two separate checks. Planning (or confirmation that the work is permitted development) comes from the district, borough or unitary council, and building regulations approval comes from the council’s building control team or a registered building control approver. Where work touches a shared wall or digs near a neighbour’s foundations, the Party Wall etc. Act 1996 applies.

In England a single-storey rear extension can often go ahead under permitted development: up to 3 m deep on an attached house or 4 m on a detached one, no higher than 4 m, with eaves no higher than 3 m within 2 m of a boundary. Deeper extensions, up to 6 m or 8 m, need prior approval from the council first.

What should I think about before starting?

  • Islands with sinks or hobs need drainage and power routed in the slab.
  • Worktops are templated after the units are fitted, adding a short gap before completion.

What happens after I enquire?

  1. Tell us about the project. Call, use the guide price tool or send the form with a few photos and a postcode.
  2. Survey at your house. We look at the existing structure, services and access, and agree what the design needs to achieve.
  3. Drawings, approvals, written quote. We prepare the design, apply for the approvals it needs, and give you a fixed price in writing.
  4. Construction and completion. One site lead co-ordinates every trade through to the building control certificate.

Your questions answered

Do kitchen extensions need planning permission?

They follow the same rules as any single-storey extension. Many in England are permitted development.

Is underfloor heating worth it?

In large open-plan rooms with big glazed doors it frees up wall space and heats evenly. We include it as an option.
