Kitchen extensions in Middlesbrough

We take on kitchen extensions in Middlesbrough as a complete project: survey, drawings, planning or permitted development checks, building control and the construction itself.

Covering Middlesbrough

Middlesbrough is about 43 miles north of York. We also cover Billingham (2 miles to the west), Stockton-on-Tees and Thornaby-on-Tees.

Homes in Yorkshire and the Humber

Stone-built terraces are typical of many West Yorkshire towns, while red brick dominates in Hull and much of South Yorkshire, so matching materials is a big part of designing an extension here.

What does a kitchen extension involve?

A kitchen extension is a single-storey extension designed around a new kitchen, usually creating an open-plan kitchen, dining and family space that opens onto the garden. Planning the kitchen layout at the same time as the building means the drains, steels, windows and power end up where the kitchen needs them.

  • Drainage, gas and electrics planned to the kitchen layout
  • Steelwork, roof, glazing and insulation
  • Tiling, flooring and decoration-ready finish

What will a kitchen extension cost?

What kitchen extensions typically cost. These are guide ranges; the written quote for your house replaces them.

Kitchen extensionsGuide price incl. VAT
Extension build£2,600 to £4,000 per m²
Kitchen supply and fit, mid-range£10,000 to £20,000
Kitchen supply and fit, high-end£20,000 to £40,000

What approvals does a kitchen extension need in England?

Projects in England go through two separate checks. Planning (or confirmation that the work is permitted development) comes from the district, borough or unitary council, and building regulations approval comes from the council’s building control team or a registered building control approver. Where work touches a shared wall or digs near a neighbour’s foundations, the Party Wall etc. Act 1996 applies.

In England a single-storey rear extension can often go ahead under permitted development: up to 3 m deep on an attached house or 4 m on a detached one, no higher than 4 m, with eaves no higher than 3 m within 2 m of a boundary.

What can change the price or programme?

  • Islands with sinks or hobs need drainage and power routed in the slab.
  • Worktops are templated after the units are fitted, adding a short gap before completion.

What are the steps?

  1. Send us the details. Give us a postcode, a rough idea of size and some photos, by phone, form or the guide price tool.
  2. We visit and measure. A surveyor checks the house, the boundaries and the ground, and discusses what is realistic.
  3. Price and paperwork. The design is priced line by line, and we submit the planning and building control applications.
  4. We build it. Work follows an agreed programme, with inspections at each stage and a final sign-off.
