Kitchen extensions in Scarborough

If you live in Scarborough and want kitchen extensions, we can take the whole job off your hands, from measuring the house to handing over a finished room.

Covering Scarborough

We work in Scarborough (YO11) and the places around it, including Bridlington, Driffield and Hornsea.

Homes in Yorkshire and the Humber

Stone-built terraces are typical of many West Yorkshire towns, while red brick dominates in Hull and much of South Yorkshire, so matching materials is a big part of designing an extension here.

What do you get with a kitchen extension?

We design the room and the kitchen together, so the island, sink and appliances line up with the structure rather than fighting it. You can use your own kitchen supplier or have us supply and fit one. Either way we co-ordinate the trades so the room is finished in one sequence.

  • Combined building and kitchen layout design
  • Drainage, gas and electrics planned to the kitchen layout
  • Kitchen fitting, worktop templating and appliances

What is the guide price for a kitchen extension in Scarborough?

Do you need permission for a kitchen extension in Scarborough?

English projects need planning clearance from the local council, building regulations sign-off from building control, and party wall notices where the work is on or near a shared boundary. We prepare and manage all three.

In England a single-storey rear extension can often go ahead under permitted development: up to 3 m deep on an attached house or 4 m on a detached one, no higher than 4 m, with eaves no higher than 3 m within 2 m of a boundary. Deeper extensions, up to 6 m or 8 m, need prior approval from the council first.

What can affect a kitchen extension?

  • Islands with sinks or hobs need drainage and power routed in the slab.
  • Extraction to the outside must be planned before the walls go up.

What happens after I enquire?

  1. Tell us about the project. Call, use the guide price tool or send the form with a few photos and a postcode.
  2. Free site visit. We measure up, look at access, drains and the structure, and talk through options and budget.
  3. Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
  4. We build it. Work follows an agreed programme, with inspections at each stage and a final sign-off.

What people ask before starting

How long will we be without a kitchen?

Usually only the final few weeks, when the old kitchen comes out and the wall is opened. We can help set up a temporary kitchen.

Do kitchen extensions need planning permission?

They follow the same rules as any single-storey extension. Many in England are permitted development.

Can you visit a house in Scarborough to quote?

Yes. After a short call we arrange a site visit to measure up and agree what the design needs to do, then send a written price.
