Kitchen extensions in the Scottish Borders

Our kitchen extensions service covers the Scottish Borders, from the larger towns to the villages around them, with design and build under one roof.

Covering The Scottish Borders

We cover the Scottish Borders, including Hawick, Galashiels, Peebles and Kelso, and the towns around them.

Because the Scottish Borders covers a wide area, we confirm availability after the first call and include any travel costs in the written quote rather than adding them later.

Homes in the Scottish Borders

In Scotland many families extend bungalows and semis, while tenement flats bring shared ownership of roofs and walls that needs agreeing early.

What is a kitchen extension?

We design the room and the kitchen together, so the island, sink and appliances line up with the structure rather than fighting it. You can use your own kitchen supplier or have us supply and fit one. Either way we co-ordinate the trades so the room is finished in one sequence.

  • Building warrant application and completion certificate
  • Planning or permitted development check
  • Kitchen fitting, worktop templating and appliances

How much does a kitchen extension cost in the Scottish Borders?

Typical ranges for kitchen extensions. Ground conditions, access and specification move the final figure, which we fix in writing before work starts.

Kitchen extensionsGuide price incl. VAT
Extension build£2,600 to £4,000 per m²
Kitchen supply and fit, mid-range£10,000 to £20,000
Kitchen supply and fit, high-end£20,000 to £40,000

How is a kitchen extension approved in the Scottish Borders?

Projects in Scotland need a building warrant from the council before any building work starts, and a completion certificate once it is finished. Planning permission is a separate decision. The Party Wall etc. Act does not apply in Scotland; shared walls are governed by title deeds and the law of the tenement where relevant.

Scotland has its own householder permitted development rules, and small single-storey rear extensions are often covered.

What should I think about before starting?

  • Islands with sinks or hobs need drainage and power routed in the slab.
  • Underfloor heating suits large kitchen-diners with glazed walls.

What happens after I enquire?

  1. Send us the details. Give us a postcode, a rough idea of size and some photos, by phone, form or the guide price tool.
  2. Free site visit. We measure up, look at access, drains and the structure, and talk through options and budget.
  3. Drawings, approvals, written quote. We prepare the design, apply for the approvals it needs, and give you a fixed price in writing.
  4. We build it. Work follows an agreed programme, with inspections at each stage and a final sign-off.
