Homes in the South East

The South East has a lot of 1930s and post-war semi-detached housing, well suited to rear extensions and hip-to-gable loft conversions, alongside period properties in conservation areas that need a more careful design.

What is a new-build home?

We can take a plot from feasibility through planning, detailed design, building regulations, construction and handover, or build to a design and planning permission you already have. The structure can be traditional masonry or timber frame, and we work to the energy and ventilation rules that apply to new homes in each nation.

  • Plot appraisal and feasibility
  • Groundworks, services and drainage connections
  • Superstructure, roof, windows and external finishes

How much should I budget for a new-build home?

Guide prices for new-build homes, including VAT where it applies. Your fixed price is confirmed in writing after the survey.

New-build homesGuide price
Standard specification£2,000 to £2,500 per m²

High specification£3,000 to £3,600 per m²

What approvals does a new-build home need in England?

In England we deal with the council’s planning team for permission or a lawful development certificate, with building control (the council or a registered building control approver) for inspections, and with neighbours under the Party Wall etc. Act 1996 where it applies.

This needs full planning permission from the council. We prepare the drawings and supporting documents, submit the application and respond to the planning officer.

What can change the price or programme?

  • Most lenders want a structural warranty or architect’s certificate on a new home.
  • Self-builders can usually reclaim VAT on certain materials through HMRC’s DIY housebuilders scheme where they buy them directly.

What are the steps?

  1. Start with a conversation. A short call or the online form is enough for us to understand what you want to build.
  2. Site visit. We walk the plot or existing house, look at access, levels, services and boundaries, and talk through what could be built.
  3. Price and paperwork. The design is priced line by line, and we submit the planning and building control applications.
  4. We build it. Work follows an agreed programme, with inspections at each stage and a final sign-off.
