Covering Cambridgeshire
We cover Cambridgeshire, including Peterborough, Cambridge, Wisbech and St Neots, and the towns around them.
Homes in the East of England
The East of England has a large stock of post-war and modern estate housing alongside period homes in market towns, which makes garage conversions, single-storey extensions and loft conversions popular.
What goes into a new-build home?
We can take a plot from feasibility through planning, detailed design, building regulations, construction and handover, or build to a design and planning permission you already have. The structure can be traditional masonry or timber frame, and we work to the energy and ventilation rules that apply to new homes in each nation.
- Plot appraisal and feasibility
- Groundworks, services and drainage connections
- Full internal fit-out and landscaping
How much does a new-build home cost in Cambridgeshire?
Indicative costs for new-build homes. London and the South East usually sit towards the top of each range.
| New-build homes | Guide price |
|---|---|
| Standard specification | £2,000 to £2,500 per m² |
| Good specification | £2,500 to £3,000 per m² |
| High specification | £3,000 to £3,600 per m² |
How is a new-build home approved in Cambridgeshire?
English projects need planning clearance from the local council, building regulations sign-off from building control, and party wall notices where the work is on or near a shared boundary. We prepare and manage all three.
This needs full planning permission from the council. We prepare the drawings and supporting documents, submit the application and respond to the planning officer.
What can affect a new-build home?
- Utility connections (water, sewer, power) can take months to arrange, so we apply early.
- Self-builders can usually reclaim VAT on certain materials through HMRC’s DIY housebuilders scheme where they buy them directly.
What are the steps?
- Start with a conversation. A short call or the online form is enough for us to understand what you want to build.
- Site visit. We walk the plot or existing house, look at access, levels, services and boundaries, and talk through what could be built.
- Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
- We build it. Work follows an agreed programme, with inspections at each stage and a final sign-off.
New-build homes: common questions

Usually 30 to 52 weeks on site, depending on size and method of construction.
Who deals with the council for a project in Cambridgeshire?
We do. We prepare the drawings, submit planning or permitted development paperwork if needed, and arrange building control inspections.
