Covering Nottinghamshire
We cover Nottinghamshire, including Nottingham, Mansfield, Worksop and Newark-on-Trent, and the towns around them.
Homes in the East Midlands
Housing in the East Midlands includes Victorian terraces, inter-war semis and newer estates, with stone-built villages in some areas where conservation controls apply.
What goes into a new-build home?
We can take a plot from feasibility through planning, detailed design, building regulations, construction and handover, or build to a design and planning permission you already have. The structure can be traditional masonry or timber frame, and we work to the energy and ventilation rules that apply to new homes in each nation.
- Design, planning application and discharge of conditions
- Superstructure, roof, windows and external finishes
- Full internal fit-out and landscaping
How much should I budget for a new-build home?
What new-build homes typically cost. These are guide ranges; the written quote for your house replaces them.
| New-build homes | Guide price |
|---|---|
| Standard specification | £2,000 to £2,500 per m² |
| Good specification | £2,500 to £3,000 per m² |
| High specification | £3,000 to £3,600 per m² |
How is a new-build home approved in Nottinghamshire?
In England we deal with the council’s planning team for permission or a lawful development certificate, with building control (the council or a registered building control approver) for inspections, and with neighbours under the Party Wall etc. Act 1996 where it applies.
This needs full planning permission from the council. We prepare the drawings and supporting documents, submit the application and respond to the planning officer.
What should I think about before starting?
- Most lenders want a structural warranty or architect’s certificate on a new home.
- Planning conditions often need discharging before work starts.
How does the project run?
- Start with a conversation. A short call or the online form is enough for us to understand what you want to build.
- Site visit. We walk the plot or existing house, look at access, levels, services and boundaries, and talk through what could be built.
- Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
- Construction and completion. One site lead co-ordinates every trade through to the building control certificate.
What people ask before starting
Can you help with planning on a plot?
Yes. We appraise the plot, prepare the design and submit the application.
How long does it take to build a house?
Usually 30 to 52 weeks on site, depending on size and method of construction.
Who deals with the council for a project in Nottinghamshire?
We do. We prepare the drawings, submit planning or permitted development paperwork if needed, and arrange building control inspections.
