Homes in the West Midlands

Red-brick terraces and inter-war semis make up much of the housing in the West Midlands, which suits rear extensions, dormer lofts and hip-to-gable conversions, with more modern estates on the edges of the towns.

What is included in a new-build home in Staffordshire?

We can take a plot from feasibility through planning, detailed design, building regulations, construction and handover, or build to a design and planning permission you already have. The structure can be traditional masonry or timber frame, and we work to the energy and ventilation rules that apply to new homes in each nation.

  • Plot appraisal and feasibility
  • Design, planning application and discharge of conditions
  • Superstructure, roof, windows and external finishes

How much should I budget for a new-build home?

Typical ranges for new-build homes. Ground conditions, access and specification move the final figure, which we fix in writing before work starts.

New-build homesGuide price
Standard specification£2,000 to £2,500 per m²
Good specification£2,500 to £3,000 per m²
High specification£3,000 to £3,600 per m²

What approvals does a new-build home need in England?

In England we deal with the council’s planning team for permission or a lawful development certificate, with building control (the council or a registered building control approver) for inspections, and with neighbours under the Party Wall etc. Act 1996 where it applies.

This needs full planning permission from the council. We prepare the drawings and supporting documents, submit the application and respond to the planning officer.

What can affect a new-build home?

  • Most lenders want a structural warranty or architect’s certificate on a new home.
  • Planning conditions often need discharging before work starts.

What happens after I enquire?

  1. Tell us about the project. Call, use the guide price tool or send the form with a few photos and a postcode.
  2. Site visit. We walk the plot or existing house, look at access, levels, services and boundaries, and talk through what could be built.
  3. Price and paperwork. The design is priced line by line, and we submit the planning and building control applications.
  4. Construction and completion. One site lead co-ordinates every trade through to the building control certificate.
