Orangeries in Bodmin

Our orangeries service covers Bodmin and the rest of Cornwall. You get a fixed price in writing for the agreed specification, and one person co-ordinating the trades.

Covering Bodmin

Alongside Bodmin, we also cover St Austell, Launceston (20 miles to the north-east) and Truro.

Because Cornwall covers a wide area, we confirm availability after the first call and include any travel costs in the written quote rather than adding them later.

Homes in the South West

Homes in the South West range from coastal and rural properties in stone and slate to city terraces and modern estates, so extensions are designed to match the local materials.

What is included in an orangery in Bodmin?

We build orangeries on proper foundations with insulated walls and roof perimeter, so they can be used all year as a dining room, sitting room or kitchen extension. The lantern size and the frame finish are chosen to suit the age and style of the house.

  • Foundations, brick piers and insulated base
  • Glazed roof lantern and windows or doors
  • Heating, electrics and decoration-ready finish

What will an orangery cost?

What orangeries typically cost. These are guide ranges; the written quote for your house replaces them.

OrangeriesGuide price incl. VAT
Standard specification£3,000 to £3,500 per m²
Good specification£3,500 to £4,100 per m²
High specification£4,100 to £4,800 per m²

How is an orangery approved in Bodmin?

In England we deal with the council’s planning team for permission or a lawful development certificate, with building control (the council or a registered building control approver) for inspections, and with neighbours under the Party Wall etc. Act 1996 where it applies.

In England a single-storey rear extension can often go ahead under permitted development: up to 3 m deep on an attached house or 4 m on a detached one, no higher than 4 m, with eaves no higher than 3 m within 2 m of a boundary.

What can affect an orangery?

  • An orangery open to the house needs to meet energy rules, which limits the proportion of glazing.
  • Heating should be part of the house system, not a plug-in heater.

From first call to completion

  1. Send us the details. Give us a postcode, a rough idea of size and some photos, by phone, form or the guide price tool.
  2. Free site visit. We measure up, look at access, drains and the structure, and talk through options and budget.
  3. Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
  4. Build and hand over. Our teams build to the programme, building control inspects, and you get the completion paperwork at the end.

Orangeries: common questions

Does an orangery need building regulations?

Usually yes, because it is built as part of the house rather than as a separated conservatory.

How long does it take to build?

About 8 to 14 weeks on site.

Who deals with the council for a project in Bodmin?

We do. We prepare the drawings, submit planning or permitted development paperwork if needed, and arrange building control inspections.
