Homes in County Down
Northern Ireland has a high proportion of detached houses and bungalows outside the cities, which often suit side extensions, rear extensions and upward extensions.
What goes into an orangery?
An orangery is a single-storey extension with brick piers or walls, large windows and a glazed lantern set into a solid, insulated roof. It sits between a conservatory and a full extension: lighter than an extension, warmer and more solid than a conservatory.
- Design to suit the house style
- Planning or permitted development check
- Heating, electrics and decoration-ready finish
What will an orangery cost?
Typical ranges for orangeries. Ground conditions, access and specification move the final figure, which we fix in writing before work starts.
| Orangeries | Guide price incl. VAT |
|---|---|
| Standard specification | £3,000 to £3,500 per m² |
| Good specification | £3,500 to £4,100 per m² |
| High specification | £4,100 to £4,800 per m² |
What approvals does an orangery need in Northern Ireland?
Northern Ireland projects need planning clearance and building control approval from the local council. We prepare the applications and agree any work near neighbouring property directly with the neighbours.
In Northern Ireland permitted development is set by the Planning (General Permitted Development) Order (Northern Ireland) 2015, and small single-storey rear extensions can often go ahead without an application. Building control approval from the council is still needed.
What should I think about before starting?
- Timber-look aluminium or timber frames suit period houses.
- Heating should be part of the house system, not a plug-in heater.
What are the steps?
- Send us the details. Give us a postcode, a rough idea of size and some photos, by phone, form or the guide price tool.
- Free site visit. We measure up, look at access, drains and the structure, and talk through options and budget.
- Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
- Construction and completion. One site lead co-ordinates every trade through to the building control certificate.
