Covering Cumbria
Our re-roofing service in Cumbria covers Carlisle, Barrow-in-Furness, Kendal and Whitehaven and more.
Projects in Cumbria are taken on by arrangement, and any travel and accommodation costs for the team are shown openly in the quote.
Homes in the North West
The North West has long rows of Victorian terraced houses in its towns and cities, alongside inter-war semis and post-war estates, so rear extensions, dormer lofts and kitchen extensions are common projects.
What is re-roofing?
We erect scaffolding, strip the old covering, check and repair the timbers, then lay a breathable membrane, new battens and the new covering, with dry-fix ridge and verge systems. Fascias, soffits and guttering can be replaced at the same time.
- Roof survey and quotation
- New tiles or slates, ridge and verge
- Fascias, soffits and guttering if required
What is the guide price for re-roofing in Cumbria?
Use these ranges to budget for re-roofing; the survey turns them into a fixed price for the agreed specification.
| Re-roofing | Guide price incl. VAT |
|---|---|
| Terraced house | £6,000 to £10,000 |
| Semi-detached house | £8,000 to £15,000 |
| Detached house | £12,000 to £25,000 |
How is re-roofing approved in Cumbria?
Projects in England go through two separate checks. Planning (or confirmation that the work is permitted development) comes from the district, borough or unitary council, and building regulations approval comes from the council’s building control team or a registered building control approver. Where work touches a shared wall or digs near a neighbour’s foundations, the Party Wall etc. Act 1996 applies.
Replacing a roof covering like for like does not usually need planning permission in England.
What should I think about before starting?
- Heavier tiles than the original can overload old rafters.
- Insulation upgrades at the same time can cut heat loss significantly.
What are the steps?
- Tell us about the project. Call, use the guide price tool or send the form with a few photos and a postcode.
- We visit and measure. A surveyor checks the house, the boundaries and the ground, and discusses what is realistic.
- Price and paperwork. The design is priced line by line, and we submit the planning and building control applications.
- We build it. Work follows an agreed programme, with inspections at each stage and a final sign-off.
Your questions answered
Do I need planning permission to re-roof?
Not usually for like-for-like replacement, unless the house is listed or in a conservation area with extra controls.
How long does it take?
One to three weeks for most houses, weather permitting.
Who deals with the council for a project in Cumbria?
We do. We prepare the drawings, submit planning or permitted development paperwork if needed, and arrange building control inspections.
