Covering Darlington

Homes in the North East

The North East has terraced housing including Tyneside flats, inter-war semis and post-war estates, so loft conversions, rear extensions and layout changes are popular ways to add space.

What goes into re-roofing?

Re-roofing means stripping a pitched roof back to the rafters and replacing the membrane, battens, tiles or slates, ridge and flashings. It is needed when a roof covering reaches the end of its life, and it is the right time to improve loft insulation.

  • Roof survey and quotation
  • Breathable membrane and new battens
  • Fascias, soffits and guttering if required

What will re-roofing cost?

Guide prices for re-roofing, including VAT where it applies. Your fixed price is confirmed in writing after the survey.

Re-roofingGuide price incl. VAT
Terraced house£6,000 to £10,000
Semi-detached house£8,000 to £15,000
Detached house£12,000 to £25,000

What approvals does re-roofing need in England?

Projects in England go through two separate checks. Planning (or confirmation that the work is permitted development) comes from the district, borough or unitary council, and building regulations approval comes from the council’s building control team or a registered building control approver. Where work touches a shared wall or digs near a neighbour’s foundations, the Party Wall etc. Act 1996 applies.

Replacing a roof covering like for like does not usually need planning permission in England. Conservation areas with Article 4 directions and listed buildings are the exceptions.

What should Darlington homeowners check first?

  • Neighbouring roofs on semis and terraces need careful junction details.
  • Bats can roost in roofs; if signs are found, work pauses for advice.

  1. Send us the details. Give us a postcode, a rough idea of size and some photos, by phone, form or the guide price tool.
  2. Survey at your house. We look at the existing structure, services and access, and agree what the design needs to achieve.
  3. Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
  4. We build it. Work follows an agreed programme, with inspections at each stage and a final sign-off.
