Re-roofing in Southampton

Re-roofing in Southampton from SK Residential: design, approvals and the build handled under one contract, with one point of contact from the first visit to completion.

Covering Southampton

Alongside Southampton, we also cover Totton (4 miles to the west), Eastleigh and Fareham.

Homes in the South East

Many South East homes are inter-war or post-war semis and detached houses with room for rear and side extensions, while historic town centres and villages bring conservation area and listed building controls.

What do you get with re-roofing?

We erect scaffolding, strip the old covering, check and repair the timbers, then lay a breathable membrane, new battens and the new covering, with dry-fix ridge and verge systems. Fascias, soffits and guttering can be replaced at the same time.

  • Strip old covering and check timbers
  • New tiles or slates, ridge and verge
  • Fascias, soffits and guttering if required

How much should I budget for re-roofing?

Indicative costs for re-roofing. London and the South East usually sit towards the top of each range.

Re-roofingGuide price incl. VAT
Terraced house£6,000 to £10,000
Semi-detached house£8,000 to £15,000
Detached house£12,000 to £25,000

How is re-roofing approved in Southampton?

Projects in England go through two separate checks. Planning (or confirmation that the work is permitted development) comes from the district, borough or unitary council, and building regulations approval comes from the council’s building control team or a registered building control approver. Where work touches a shared wall or digs near a neighbour’s foundations, the Party Wall etc. Act 1996 applies.

Replacing a roof covering like for like does not usually need planning permission in England. Conservation areas with Article 4 directions and listed buildings are the exceptions.

What can affect re-roofing?

  • Heavier tiles than the original can overload old rafters.
  • Insulation upgrades at the same time can cut heat loss significantly.
