Covering Dorset
Our coverage across Dorset includes Bournemouth, Poole, Weymouth and Christchurch.
Homes in the South West
The South West mixes stone and render cottages, Victorian terraces in the larger towns and modern estates, and many historic centres are conservation areas where materials and roof shapes are closely controlled.
What does a kitchen extension involve?
We design the room and the kitchen together, so the island, sink and appliances line up with the structure rather than fighting it. You can use your own kitchen supplier or have us supply and fit one. Either way we co-ordinate the trades so the room is finished in one sequence.
- Planning or permitted development check
- Drainage, gas and electrics planned to the kitchen layout
- Kitchen fitting, worktop templating and appliances
What will a kitchen extension cost?
Guide prices for kitchen extensions, including VAT where it applies. Your fixed price is confirmed in writing after the survey.
| Kitchen extensions | Guide price incl. VAT |
|---|---|
| Extension build | £2,600 to £4,000 per m² |
| Kitchen supply and fit, mid-range | £10,000 to £20,000 |
| Kitchen supply and fit, high-end | £20,000 to £40,000 |
How is a kitchen extension approved in Dorset?
Projects in England go through two separate checks. Planning (or confirmation that the work is permitted development) comes from the district, borough or unitary council, and building regulations approval comes from the council’s building control team or a registered building control approver. Where work touches a shared wall or digs near a neighbour’s foundations, the Party Wall etc. Act 1996 applies.
In England a single-storey rear extension can often go ahead under permitted development: up to 3 m deep on an attached house or 4 m on a detached one, no higher than 4 m, with eaves no higher than 3 m within 2 m of a boundary. Deeper extensions, up to 6 m or 8 m, need prior approval from the council first.
What should Dorset homeowners check first?
- Islands with sinks or hobs need drainage and power routed in the slab.
- Underfloor heating suits large kitchen-diners with glazed walls.
From first call to completion
- Tell us about the project. Call, use the guide price tool or send the form with a few photos and a postcode.
- Free site visit. We measure up, look at access, drains and the structure, and talk through options and budget.
- Drawings, approvals, written quote. We prepare the design, apply for the approvals it needs, and give you a fixed price in writing.
- Build and hand over. Our teams build to the programme, building control inspects, and you get the completion paperwork at the end.
What people ask before starting
Do kitchen extensions need planning permission?
They follow the same rules as any single-storey extension. Many in England are permitted development.
Is underfloor heating worth it?
In large open-plan rooms with big glazed doors it frees up wall space and heats evenly. We include it as an option.
Can you visit a house in Dorset to quote?
Yes. After a short call we arrange a site visit to measure up and agree what the design needs to do, then send a written price.
