Homes in the South East

The South East has a lot of 1930s and post-war semi-detached housing, well suited to rear extensions and hip-to-gable loft conversions, alongside period properties in conservation areas that need a more careful design.

What is a new-build home?

We can take a plot from feasibility through planning, detailed design, building regulations, construction and handover, or build to a design and planning permission you already have. The structure can be traditional masonry or timber frame, and we work to the energy and ventilation rules that apply to new homes in each nation.

  • Plot appraisal and feasibility
  • Design, planning application and discharge of conditions
  • Groundworks, services and drainage connections

What will a new-build home cost?

Typical ranges for new-build homes. Ground conditions, access and specification move the final figure, which we fix in writing before work starts.

New-build homesGuide price
Standard specification£2,000 to £2,500 per m²
Good specification£2,500 to £3,000 per m²
High specification£3,000 to £3,600 per m²

What approvals does a new-build home need in England?

In England we deal with the council’s planning team for permission or a lawful development certificate, with building control (the council or a registered building control approver) for inspections, and with neighbours under the Party Wall etc. Act 1996 where it applies.

This needs full planning permission from the council. We prepare the drawings and supporting documents, submit the application and respond to the planning officer.

What can affect a new-build home?

  • Most lenders want a structural warranty or architect’s certificate on a new home.
  • Planning conditions often need discharging before work starts.

What are the steps?

  1. Send us the details. Give us a postcode, a rough idea of size and some photos, by phone, form or the guide price tool.
  2. Site visit. We walk the plot or existing house, look at access, levels, services and boundaries, and talk through what could be built.
  3. Drawings, approvals, written quote. We prepare the design, apply for the approvals it needs, and give you a fixed price in writing.
  4. Construction and completion. One site lead co-ordinates every trade through to the building control certificate.
