Covering Kent
Our house renovations service in Kent covers Maidstone, Gillingham, Chatham and Tunbridge Wells and more.
Homes in the South East
Many South East homes are inter-war or post-war semis and detached houses with room for rear and side extensions, while historic town centres and villages bring conservation area and listed building controls.
What is included in a house renovation in Kent?
We survey the house to find what really needs doing, from damp and roof condition to wiring age, then programme the work so the messy trades (structure, first-fix, plaster) happen before the finishing trades. A single contract avoids the gaps that appear when separate trades are booked independently.
- Strip-out and structural repairs
- Insulation and energy upgrades
- Decoration and flooring if required
How much should I budget for a house renovation?
Indicative costs for house renovations. London and the South East usually sit towards the top of each range.
| House renovations | Guide price incl. VAT |
|---|---|
| Light refurbishment | £600 to £1,000 per m² |
| Full renovation | £1,000 to £1,800 per m² |
| Structural renovation and remodel | £1,800 to £2,800 per m² |
Do you need permission for a house renovation in Kent?
In England we deal with the council’s planning team for permission or a lawful development certificate, with building control (the council or a registered building control approver) for inspections, and with neighbours under the Party Wall etc. Act 1996 where it applies.
Internal work like this does not usually need planning permission unless the house is listed or your permitted development rights have been removed.
What can affect a house renovation?
- Older houses can hide timber decay and damp, so we allow a contingency.
- Energy upgrades are cheapest when walls and floors are already opened up.
How does the project run?
- Send us the details. Give us a postcode, a rough idea of size and some photos, by phone, form or the guide price tool.
- Survey at your house. We look at the existing structure, services and access, and agree what the design needs to achieve.
- Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
- Build and hand over. Our teams build to the programme, building control inspects, and you get the completion paperwork at the end.
