Homes in London

London projects often mean working on period terraces with neighbours on both sides, tight access through the house and conservation area controls, so careful planning and party wall work matter as much as the build.

What does a new-build home involve?

We can take a plot from feasibility through planning, detailed design, building regulations, construction and handover, or build to a design and planning permission you already have. The structure can be traditional masonry or timber frame, and we work to the energy and ventilation rules that apply to new homes in each nation.

  • Plot appraisal and feasibility
  • Design, planning application and discharge of conditions
  • Superstructure, roof, windows and external finishes

What is the guide price for a new-build home in London?

What new-build homes typically cost. These are guide ranges; the written quote for your house replaces them.

New-build homesGuide price
Standard specification£2,000 to £2,500 per m²
Good specification£2,500 to £3,000 per m²
High specification£3,000 to £3,600 per m²

Do you need permission for a new-build home in London?

In England we deal with the council’s planning team for permission or a lawful development certificate, with building control (the council or a registered building control approver) for inspections, and with neighbours under the Party Wall etc. Act 1996 where it applies.

This needs full planning permission from the council.

What should London homeowners check first?

  • Self-builders can usually reclaim VAT on certain materials through HMRC’s DIY housebuilders scheme where they buy them directly.
  • Planning conditions often need discharging before work starts.

How does the project run?

  1. Send us the details. Give us a postcode, a rough idea of size and some photos, by phone, form or the guide price tool.
  2. Site visit. We walk the plot or existing house, look at access, levels, services and boundaries, and talk through what could be built.
  3. Design and fixed price. You get drawings and a written price for the agreed specification before anything is ordered.
  4. Construction and completion. One site lead co-ordinates every trade through to the building control certificate.
